October Newsletter to Customers

Happy October! There is still some time to enjoy Shadybrook this year! 2015 closing dates are Monday, October 12 for cabins and non-renovated sites, and Sunday, October 25 for renovated sites. Immediately after these dates, we will work hard to winterize water and sewer infrastructure, turn electricity off, and close access roads.


How to rent your site for 2016 – Attached are the renewal documents for the 2016 season. A deposit and signed site agreement is required by November 1 to secure your site. If you are not planning on returning next year, please advise us ASAP or by November 1 at the latest. Christine will start allocating empty sites and site moves on November 15. To submit the site agreement we have included an online form and a printable form so there are several options. Mail takes 10 days to arrive so if you are using mail, please budget the time.


Deposits – The deposit amount for all sites has increased to $800. This change has been made because of the increasing trend of customers paying the deposit in November, then advising us in the spring that they are not returning. Paying the deposit is a commitment that you are renting the site in 2016. Having customers advise us in March to May that they are not returning increases operating costs and our workload. Deposits are due November 1. Late payments will have a $25 fee applied. To soften the impact of the increased deposit amount, you will be eligible for a refund of $400 if notice is provided that you will not be returning by January 1, 2016. The refund will be issued when your site is cleared one week before opening day. If you decide not to return after January 1, the full deposit is non-refundable. A big thank you goes out to all customers who pay on time!


Changing Sites – The administration, scheduling, and site preparation of moving customers to new sites takes significant time and effort. We are implementing a $150 site move fee to cover these costs. If you would like to move to a different site, please send Christine an email with your request by November 15. (Please re-send any previous request to confirm you are still interested in a move.) This fee will not apply to moves during a renovation or any moves initiated by Shadybrook.


Boat Slips – Due to the increasing number of large boats we have revised our boat slip pricing to reflect the different type of boat slips we offer. Shadybrook will soon have to rebuild the marina to allow for more large boats and less small boats. If your boat slip needs have changed, please let us know.


New Workshop – This is complete except for garage doors and landscaping. The water treatment plant equipment for the basement has been purchased and will be commissioned in the spring. Shadybrook has always had its own water system separate from the municipal system. (The Windermere municipal water has been on a boil water advisory for eight years.) The new water treatment plant will provide high quality, safe drinking water with increased pressure. This is a large project with large costs but worth the investment. New provincial regulations are being phased in that will require full scale water treatment in the near future. By completing the project before regulations required it, we were able to complete the project at a lower cost and avoid the possibility of being forced to connect to municipal water, thus keeping your costs down.


New Washroom Building – Construction will start in late October. We look forward to a beautiful building that will include an upper level with offices and meeting space. Updates will be posted on Facebook through the winter.


Phase 4 Renovations – All sites from the existing washrooms to the lake on the middle road will be renovated starting mid-September 2016 and reopened for the May long weekend 2017. The road will be moved significantly north to improve the layout. A separate letter will be sent in the next few weeks to all customers affected by this renovation project.


Pricing – Prices have increased an average of 6% from 2015. However, we are still one of the most affordable lakefront RV resorts in the province. We are fortunate to be family owned and operated for almost 60 years and we will continue to operate as efficiently as possible to keep your fees competitive.


Lot Sales – We are still waiting for the BC Government to process our foreshore applications. We don’t want to promise anything that is out of our control so until we get these documents and are satisfied with the results, we will continue to lease sites. It is business as usual.

As we only have 3 overnight camping spots that get booked up so far in advance it is tough to get a spot however I have had a few cancellations for the following dates. To book these you must email with what you are camping in and how many people.

1. June 21-23 weekend or any time checking in June 16, checking out June 25. Rate $55/night full service includes tax.

2. Week of Sunday Aug 4 to Sunday Aug 11. 7 nights $65/night total for week $455

3. August 23 and beyond.

Is anyone travelling to Shady today from Calgary who could take a small computer plug with them? Please PM me! ...

I just cut a new flagpole to install between the beach and marina (the old one blew down last winter). And the NHL playoffs are on. I will fly the flag of any Canadian team that brings the Stanley Cup home to Canada. Since Calgary and Toronto won their first games, I'll just assume that they will meet in the Cup finals. The other news is that all ice is gone from the lake as of Wednesday. Air photo is an old one taken in mid-August.

It is officially boating season!!
This is not an April Fools Joke!
Me and Nash were on the lake today (2nd year in a row we were the first boaters out there.) Our travel was pretty limited since the lake is still mostly covered in ice. Our little tin boat was not very effective as an icebreaker. We went from Shadybrook up to the cemetery before ice blocked our path. The ice has been breaking up very quickly the past few days, aided by substantial winds. The lake will likely be completely ice free by next weekend. The average ice-out date is April 1, so we are waaaay behind schedule.

We are very proud to announce that Shadybrook Resort has received a license to sell cannabis at our marina store. This is an exciting addition to our products and services. We feel that cannabis fits well with the beach, boating, and RV lifestyle that Shadybrook promotes. This will be the first boat access pot shop in Canada. Not all details can be divulged until the final terms and conditions of the license are finalized. But we can tell you some of the exciting details.

We have spent countless hours researching and testing product to ensure we only sell the best cannabis products at our store. We have even created our own unique blend. After two months of testing in Florida this winter, we have created the perfect blend to enhance your wake surfing experience. We are calling it “Shadysurfer” (see new logo for our brand). It is a blend of indica strains that originated in South America. Our experience is that it lets you feel the flow of the wave, and get in groove with your board while providing a unique heady buzz. As a special promotion, for the entire month of June, we are offering 5 grams of Shadysurfer free with every 100 litre fill. We have had a very successful equipment demo program at the store for years. This program will be expanded to cannabis products. “Try before you buy.”

In addition to retail sales, we have partnered with a major producer to grow cannabis at Shadybrook. We have received a government grant to grow cannabis on the roofs of the washroom and workshop buildings. It turns out that these south facing roofs have the perfect sun exposure for cannabis growing. We will also be testing three micro grow-ops on RV roofs. If these are successful, all RV’s at Shadybrook could have grow ops on the roofs. The profit from the crop would mean site fees would no longer be charged. Shadybrook residents would just have to plant, maintain, and harvest their roof top grow-ops in exchange for use of resort amenities. In a related policy change, we won’t be using “weed” killer at all in the future, in fact we will fertilize all weed in the resort. Another product in the early stages of development is a cannabis log product for campfires. Your whole campfire group can get stoned at the same time! And guests will be fighting for the chair that all the smoke goes to.

As a final bonus we will now have staff at the store 24 hours a day on weekends and will guarantee to always be stocked in Cheetos for those late night munchie runs.

Happy July Shadybrookers,

The summer is in full swing!  Get out to the lake!

This is the third year in a row that we have had abnormally high water levels, but fortunately the water has receded and dried up enough to make the beach an amazing place once again.  Jeff, Kory, and Mike have spent many days picking up debris and cleaning up the beach area so head down there and enjoy the warm water and the brand new water trampoline! The slide was also replaced this week. It looks the same as the old one but is a little taller and much sturdier.  We have also done some improvements to the playground in the big field.

Remember our beautiful park?(see attached photo to jog your memory). This space got destroyed in the flooding last July. The grade has been raised up to three feet, topsoil placed and graded. It will be seeded this week. A fence is also being constructed to keep vehicles out.  The area can be used while the grass grows. We will seed in again in September.
The area to the south of the park (which used to be overnight camping near the arrow) will now be a parking area for boat trailers. Boats should park backed into the line of trees. Do not drive on the topsoil area when parking. You will have to back in to park. There is also access here to walk along the mouth of the creek.

Due to the high water level there was a lot of standing water in Shadybrook for a few weeks.  We don’t want mosquitos impacting your holidays so we have been pumping out the pools and adding an ECO friendly natural product to the water to kill the mosquito larvae. The product won’t harm anything other than mosquito larvae so don’t worry if your dog laps up those puddles. Here is a review on the product if you are interested.

There seems to be a few abandoned canoes near the store.  If one of them is yours please write your name in BIG BOLD BLACK SHARPIE as if they are not claimed by August 1st, they will become property of Shadybrook. We will supply paddles so everyone can enjoy them for free on a first come first serve basis.


You may have noticed some grading taking place in the Phase 1 area last week.  This entire loop is scheduled to be paved on Tuesday July 16.  No vehicles will be permitted to drive on the pavement until Thursday July 18.  During this time Phase 1 customers can park in the field along the fence or in visitors parking. The parking area will be marked. All other traffic should access the resort via Lake Street which turns into Cardiff Ave. Thank you for your cooperation.  The paving will greatly reduce the dust and keep your RVs much cleaner, it will also slow traffic down with built in speed bumps.

Mike Moore and Mike Shenfield have been collecting money for the Firework show to be held Aug 31. If you are new to Shadybrook, this is a show not to be missed!  Thank you for your contributions to this amazing show.  If you have not yet donated please find the Mikes at either site 51 (phase 2 on the creek) or 73 near the washrooms on the middle road.

Mike Shenfield is also organizing the golf tournament on Sat. Aug 10 along with Gerry Huizer (site 81).  If your company has any swag they wish to donate to the prize table please deliver to Mike or Gerry.  Start finding a team of 4 or sign up as an individual and get paired up with some new faces.  Look for the sign up sheet on the bulletin board by Jeff’s house after July 26.

June 21 Water Levels

Wow I’m watching the AB news this morning and I hope that all of our customers are finding high ground and stay safe and dry. So devastating.  The good news is that even though Lake Windermere is up to 67″ (14 inches higher in the past 24 hours) the RV resort is holding up.  Windermere Creek is 3 ft lower than our new elevation levels.  Its a good thing we brought the levels up close to 4 ft higher in phase 2 on the west end. Your Rvs are safe and we continue to keep a close eye on the situation. Here is a photo of the 65″ mark. IMGP0730

Update on Water Levels

June 20: As of this morning the water levels in Lake Windermere are at 60 and rising rapidly.  The TransCanada is closed near Canmore due to high water.  So far Windermere creek has a modest flow of sediment and we are monitoring it closely. We don’t anticipate any problems in the RV Resort.

High Water Reached?

Today the lake is at 51″ on the measuring stick at the boat launch. It has been hovering between 50-52″ for a week now. My guess is that we have now reached high water for this year. Although with heavy rains forecast this week, maybe it will come back up. Shadybrook has recorded peak lake levels since 1974. Here are some interesting facts:

1. The 0″ mark on the stick is the annual low water mark and is 798.6m above sea level.
2. Low water occurs around April 1 are rarely fluctuates in elevation or timing from year to year.
3. High water usually occurs around June 30 but has been as early as June 10 or as late as July 8.
4. There are no man-made controls on the lake. Water quantity is just a function of winter snow-pack, spring rain, and temperatures to melt the snow.
6. The average annual peak is 56″.
7. The lowest peak water levels occurred in 1977 (34″), 1979 (37″), 1985 (39″), and 2001 (35″).
8. The highest lake levels occurred in 1974 (78″), 1991 (75″), 2002 (75″), and last year 2012 (76″). Old timers tell me 1972 was a big year as well.

Water levels below 20″ are a bit shallow for boating and levels above about 65″ cause problems as the lake comes into landscaped areas and over retaining walls. It is pretty challenging to create and maintain landscaping and structures to accommodate the lake which changes over 6 feet per year. The attached picture is from Monday afternoon. MikeIMG_1115
